Mixed use quarter
The project comprises the second phase of a 1000 residential unit masterplan and is placed at the heart of the whole development, providing a hotel, offices, retail, restaurant and further apartments.
The first phase of the masterplan was landscape led, therefore it was key that the physical connection with the successful and generous thoroughfares continued to thread through the wider masterplan. The formation of the continuing ‘green corridor’ is utilised as an urban device to introduce a varied sequence of public and semi-private spaces which enrich the surrounding streetscape.
The design approach was to create permeability, active frontages and urban connectivity. Alongside this, we looked at how we could subtly increase density through massing shifts and explored a material palette to create a robust urban streetscape. Through the clever design of efficient and adaptable floor plates and simple repetitive unit types, we have been able to increase density across the site and maximise land value. This approach has also simplified the construction method, allowing the developer to design out unnecessary and avoidable cost at an early concept design stage.
The new-build 80 bed hotel will create the gateway to this phase and complement the adjoining uses.

Our design concept was characterised by sense of place and an appropriate balance between development, energy reduction and enhancement of the wider public realm. The outcome was a responsive, efficient and adaptable mixed-use masterplan that would embrace the ever-changing ways we live, work, travel and socialise.”
