Warriston Road
The site is located within Edinburgh’s Cannonmills area, alongside the southern edge of the Water of Leith, and to the southern end of Warriston Road. The development, formed of eleven 2 and 3 bedroom apartments, is situated within a predominantly residential area, in direct proximity to other modern flatted developments of varying eras, styles and sizes.
The proposal sought to respect the material palette of the neighbouring conservation area through the considered specification of traditional materials such as brick and timber and zinc for a contemporary twist. Despite some of the surrounding material palette being a mix of brick, painted render, and stone, we felt it was important that this development used quality materials.
The design intention was to offset the proposed units away from the immediate boundary. By offsetting from the boundary, it provided breathing space between the new development and the neighbouring property. The design also aimed to maximise the connection to the outdoors by utilising as much southern light when considering orientation of the massing on site, as well as maximising the northwest views over the Water of Leith and beyond. The northwest and southeast façade are punctuated by balconies, these are formed by large openings which capitalise the views and daylight to each apartment, which we felt was important given the urban city centre location.
Connectivity and the impact that new development has on a city was at the forefront of both Northumberland Street Properties and Studio LBA’s mind throughout the design process of this development. Adequate lockable bicycle storage were provided, along with electric charging points which mean that this development was targeted by those who are looking to reduce the amount of emissions within Edinburgh’s City Centre.
Within the development, the communal areas are solely powered by the solar PV’s that are located on the flat roof. During the warmer months of the year, then any additional power generated goes towards serving the individual apartments.
The sustainability statement formed a strong thread throughout the planning process of this development, and it was thought that with a high-performance building envelope, high efficiency heating system and low energy lighting alongside the network of solar panels that have been installed on the roof of the development, the impact of this building offsets the increased carbon footprint that is created throughout construction.

“This was a constrained site including an existing building, bounded on three sides by an existing established residential neighbourhood and the water of Leith to the south. Our approach was to respond to this setting ensuring each apartment made the most of the daylight as it moved around the site and the open green leafy views across the river. Every apartment included private balconies, open plan living and luxury interiors.”
