PRINCES AND HANOVER STREET
The project proposes to reclaim, restore and revive the abandoned upper levels along Edinburgh’s most prestigious street at 72-77 Princes Street and 1-5 Hanover Street. The 4no. B-Listed buildings have always maintained a busy ground floor presence with retail units; however, the majority of the townhouses lie vacant from the first floor level and require serious renovation and preservation to avoid further damage. As the properties have been left vacant in parts for a number of years, and without a clear circulation route through the townhouses, a full rationalisation of the circulation routes was required. The proposals also seek to vastly improve the safety of the properties.
The development comprises 30 luxury serviced apartments and set to be managed by Destiny Scotland who have extensive experience in managing apartments within Edinburgh’s historic structures and are renowned for their high-quality finishes. Much of the historic fabric has been lost largely due to historic alterations but also through water damage. The apartments will rely on period features where present, however will be sensitively designed with contemporary introductions to complement the spaces. Supporting facilities such as a cycle store are provided at the first-floor level. The site benefits from views over the Mound, Playfair Square, Princes Street Gardens and uninterrupted views towards Edinburgh Castle making it a prime development location
Given the buildings height, an extended stair core with new fire lift is proposed, as well as a separate stair core to allow for a second means of escape. At ground floor level, a new entrance is proposed with a platform lift adjacent to the feature stair, allowing level access to the vast majority of the building for all visitors. This new entrance will tie into a replacement of the existing first floor wrap around structure which was introduced in the early 20th century but has sadly run into a state of disrepair. The replacement will take inspiration from the existing with a more contemporary feel, reflecting the period of its construction. The new entrance will clearly delineate the main access. To the rear, a large new sharply detailed brick and aluminium extension will provide extra accommodation and house the secondary escape stair to the rear lane. The design of this extension will reference the individual nature of the townhouses, so they are still clearly delineated from the rear.
The introduction of accommodation on these upper levels will re-introduce presence on the street and with the necessary upgrades proposed, the buildings future can be protected.
